Santa delivered an early Christmas present to Williamson County Realtors and home owners in the form of the November Market Statistics.  November 2012 residential closings were up significantly compared to the same month last year and in 2010 and average days on the market decreased. In fact, it was the best November in five years!

 

As a whole, 2012 has been a great year to sell a home.  There were 766 more residential closings in the first 11 months of 2012 compared to the same period in 2011.

The median sales price for a single-family home in Williamson County was $345,000 in November of 2011 and showed an increase to $349,000 in November of 2012.

Franklin topped the charts in the number of single family closings with 140 closings, while Brentwood had the highest average sale price at $599,959.  Homes in Thompsons Station moved faster than any other town in Williamson County with an average of 56 day on the market.  Overall, inventory levels continue to hold steady with an average of 5 months on the market.

Williamson County also out-performed our neighboring counties by a significant amount and continues to be the leader in market activity and price point compared to other local and national markets.  This difference in price points is and remains a huge advantage for homeowners in Williamson County.
